Operators sought for four new restaurant and bar venues in Birmingham
Colliers’ Licensed and Leisure team is seeking restaurant and bar operators for the four ground-floor units, which range from 1,459sq.ft to 4,121sq.ft in size. Two of the sites feature a basement level and they all have external terrace areas and come with the opportunity to add mezzanine levels for bespoke space options.
They also benefit from substantial improvements to the public areas which surround the office environment, including a 220m green wall which runs the entire length of site.
The catchment area
Two Snowhill is a joint venture between Hines and Ballymore Group. The development is contained within Birmingham’s central business district which employs around 35,000 employees in 500 different companies, which could create a great deal of footfall for the new leisure units.
The Snowhill offices are already 70 per cent let and have capacity for 10,000 when complete, which will bring a great deal of business to the area.
The building is close to Snowhill station and in 2015 there will be an extension of the metro in the city centre, which will include a new tram stop close to the entrance of Two Snowhill and run directly in front of the new restaurant and bar sites.
A unique opportunity
The Colliers team said it was encouraging London-based bar and restaurant operators to come to Birmingham’s central business district and take advantage of the opportunities that are available at the site.
Director of Licensed and Leisure at Colliers International Paul Hands said: “There have been substantial improvements to the public realm and general environment within this area of the city.
“Given the large number of high profile companies now working at Snowhill, together with the five million passengers per annum coming through the new station, it is crucial that the area’s leisure offer is able to effectively cater for them.
“We have the chance to now give food and beverage operators who have been looking to expand into the city centre a unique opportunity to do so.”
The team is currently in talks with a coffee operator about one of the sites, but they are all still available and seeking operators.
